Navi Mumbai: CIDCO constructs 12-storey tower in less than 100 days; here's how

A 12-storey residential tower with 96 tenements at Ulwe node adjoining the Bamandongri railway station in Navi Mumbai was constructed in just 96 days using worldwide renowned advanced precast technology. The residential tower is part of the City and Industrial Development Corporation’s (CIDCO) Mass Housing Scheme under Prime Minister Awas Yojana (PMAY). CIDCO officials claimed that this is the first instance in the MMR region.

CIDCO claimed that with this achievement, it has set a new landmark in mass housing thereby fulfilling the motto of PMAY scheme “Housing for All” in the fastest way.

The public relations department of CIDCO said that they are also verifying from their end and asked the contractor to check whether a similar feat was achieved in other countries or not. However, an official from CIDCO informed that this is the first instance in the MMR region where a 12-storey tower was constructed in just 96 days.

In 2020, China built a makeshift hospital with a 1000-bed capacity in just six days and started admitting the patient in less than 10 days by using prefabricated technology. While prefabricated construction requires engineering wood, and gypsum and can be disassembled, the precast construction technology is a system of casting concrete in a reusable mold or “form” which is then treated in a controlled environment, conveyed to the construction site and lifted to the place.

CIDCO has undertaken the Mass Housing Scheme under PMAY based on the ‘Transit Oriented Development’. Under the scheme, the work of construction of tenements for EWS and LIG categories is in full swing in various nodes of Navi Mumbai.

According to CIDCO officials, the planning agency had set a target of ‘Mission 96’, of completing the construction in a short time. Accordingly, contractor M/s Larsen & Toubro has used precast technology for ultra-rapid construction to build safe and durable homes. Flagged off on April 4, 2022, the construction of a 12-storey residential tower was completed on 9 July 2022. “Since CIDCO is constructing around 85,000 houses, the precast technology is the best to complete the project in time,” said the official.

The construction of the 12-storey tower involved the production and installation of 1,985 precast elements of the superstructure along with architectural finishes and MEP (Mechanical, Electrical and Plumbing) over a built-up area of 64,000 sq. ft.
